FORECON’s certified Timberland Appraisal Services and specialists adhere to the USPAP. Under the many circumstances that lead to a timberland appraisal, whether it be when considering an acquisition or disposition, administering an estate, financial lending considerations or financial planning, FORECON is well equipped to serve in any capacity.
Our Certified appraisals of timberland properties conform to the Uniform Standards of Professional Appraisal Practice (USPAP). We have Certified General Real Estate Appraisers on staff who are collectively certified in New York, Pennsylvania, West Virginia, Vermont, Michigan and Wisconsin, with the ability to obtain temporary certifications in most other states if required.
Our certified timberland appraisal report will present field data representing the timber resource, a review of comparable land sales in the region, a projected discounted cash flow model and offer an in-depth analysis of the sawtimber and pulpwood quality, quantity and value by species.
Our report will guide you through a detailed description of the property accompanied by photos, topographic maps and aerial imagery. Our standard reports include a discussion of the property’s Highest and Best Use, the capital value of the timber, land and other component assets, a narrative of the three approaches to value used (Income, Cost and Sales Comparison), a comparison of the results from all three, and an explanation of the concluding market value estimate.
